ՊԵԿ-ը հայտնում է․

«Եկամտային հարկի վերադարձից օգտվող հարգելի քաղաքացի

Հարկ է նկատի ունենալ, որ հիփոթեքային վարկով բնակարան կամ անհատական բնակելի տուն ձեռք բերելու կամ անհատական բնակելի տուն կառուցելու դեպքում եկամտային հարկի վերադարձից օգտվող վարկառուին փոխհատուցվում է հիփոթեքային վարկի համար վճարված տոկոսների գումարները։

Ընդ որում, կախված հիփոթեքային վարկի մարման եղանակի ընտրությունից, հիմնականում, վարկառուն սկզբնական շրջանում մարում է ավելի մեծ չափով տոկոսագումարներ, իսկ մայր գումարից մարվող գումարներն աճում են տարիների ընթացքում։

Օրինակ, եթե Դուք ստացել եք հիփոթեքային վարկ, որի մարման ժամկետը մինչև 2044 թվականն է, ապա վարկի մարման ժամանակացույցով 20 տարիների ընթացքում վճարելու (մարելու) եք վարկի մնացորդի նկատմամբ հաշվարկված տոկոսագումարը և մասնակի մարում՝ մայր գումարից։ Ձեզ վերադարձվում է եկամտային հարկի գումարը՝ վճարված տոկոսագումարների չափով։ Հաշվարկվող տոկոսագումարները տարիների ընթացքում՝ համաձայն ժամանակացույցի, նվազելու են, իսկ մայր գումարից ամսական մարվող գումարները՝ աճելու են։

Հիփոթեքային վարկի մարման ժամանակ ֆինանսական դժվարություններից խուսափելու նպատակով ՊԵԿ-ը հիշեցնում է, որ վարկառուն կարող է պլանավորել վարկի մարման գծով իր ֆինանսական պարտավորությունները՝ հաշվի առնելով վարկի տոկոսագումարի և արդյունքում եկամտային հարկի վերադարձվող գումարների նվազման հանգամանքը։

Ընդ որում, վարկառուն վերադարձված գումարները կարող է ուղղել հիփոթեքային վարկի մայր գումարի մարմանը, հաշվի առնելով, որ մայր գումարից մարվող ամսական վճարումների գումարները յուրաքանչյուր հաջորդ ամիս հիմնականում աճում են»։
